Our lead abatement process starts with proper verification and assessment. We use XRF analyzers and certified lab analysis to identify exactly which surfaces contain lead and at what concentrations. Not every painted surface in a pre-1978 home is lead-positive — accurate testing gives us a defensible scope of work. From there, we choose the right abatement method for each surface: removal, encapsulation using EPA-approved lead-encapsulating coatings, or enclosure. Throughout the work, we follow EPA RRP rules: contained work areas, HEPA-vacuum cleanup, and dust-wipe clearance testing at project completion. Documentation includes pre- and post-test results, photo evidence of work practices, and the official lead clearance report — exactly what HUD, FHA, and most lenders require for property transfers and insurance claims.

We use XRF analyzers and certified lab analysis to test paint and dust throughout your property and identify exactly where lead is present.
Not always. If lead paint is intact, undisturbed, and not in a high-friction area like a window sash, it can sometimes be left in place or encapsulated. However, any renovation, repair, or repainting in a pre-1978 home must follow EPA RRP rules at minimum, and disturbed or deteriorated lead paint typically requires full abatement.
